Information for Buyers

Despite (and perhaps because of) the great selections of homes in this area, buyers are having a difficult time zeroing in on the home or property that is uniquely appropriate for their needs. We can help! It's still a great time to buy. We have lenders with options to help make your home affordable, even with higher interest rates. Want more information? Know Your Budget- Get Pre-approved!

A mortgage broker will not only tell you how much home you are approved for, but can also help you determine how much home you can afford.  The lender will also advise you on how much cash you need to close- downpayment and closing costs, and whether it would be advisable to negotiate some of those closing costs to be covered by the seller. Many buyers like to shop mortgage brokers for the best rates and incentives, and typically getting a preapproval from more than one lender will not result in multiple hits on your credit score. Once you know your target price-range, the home search can really begin.

Payment Calculator

This mortgage calculator can be used to figure out monthly payments of a home mortgage loan, based on the home's sale price, the term of the loan desired, buyer's down payment percentage, and the loan's interest rate.

*Your monthly payment may be higher to include taxes and insurance.

It IS About Location, Location, Location, Location!

The age old motto of real estate is, "Location, Location, Location!" We bring context and relevance to what is important to Buyers when they start looking for their next home. It is very important for our Listing (Seller) clients to understand this as well, since we utilize the human element of buyer behavior to build a custom marketing plan for selling a home.

  • Location to where you Work
  • Location to where you Play
  • Location to where your children go to School (this is the most important search criteria for buyers with children)
  • Location to where you Worship

There are other criteria buyers consider when purchasing a home, but these are the top 4 considerations specific to LOCATION. Once this is decided, the search narrows to neighborhoods, and then to specific home attributes (square footage, number of bedrooms, number of bathrooms, etc.).

The Homebuying Process

As you begin to think about buying a home, you're probably acutely aware that this is likely to be your greatest investment ever, and you may be wondering what you really need to know as you go into this process.  Whether you are a first-time homebuyer or have been through the process before, there are nuances with every deal.

This is where your real estate professionals come in. Buyer's agents are usually paid by the sellers, so there is really no reason not to use one! Most builders and For Sale by Owners will compensate buyer agents as well. We works with all of them. Think you can get a better deal if the seller isn't paying your agent? Think again. Listing agreements typically (unless it's the uncommon situation of a variable rate agreement) pay a set commission for the transaction, and if there is no buyer's agent, the list agent just gets to keep all of it! If you could have an experienced, trained, professional negotiator working for you, why choose not to? With the help of a trained agent, you can come out on top of a closing, confident that you have made a solid investment in your future.

There are lots of new agents out there. Do your Due Diligence when considering who will represent you in this major transaction. Many agents also are charging their buyers a transaction fee in addition to the commission the seller pays them. Make sure you're asking potential agents the right questions:

  • How long have you been an agent?

  • How many houses do you sell on average per year?

  • Do you charge a transaction fee?

  • How will you communicate with me? What's your accessibility?

  • Are you a part-time or full-time agent?

  • Are you available to show me homes on evenings and weekends?

  • Do you have a list of preferred vendors to assist me during the process?

New listings hit the market daily. As your representative, we'll be in regular contact with sellers and other real estate agents to ensure you see all the newest listings right away, whether or not they're made public. We will also make sure you see only the properties that meet your needs and investment preferences, so that you don't spend time on listings that may not be a good fit. As you compare the best deals, we'll provide you with important information about the home, its neighborhood and plat, zoning issues, utilities, and nearby plans for development.

Many real estate transactions include extensive negotiating processes, both to get the home under contract and during Due Diligence. As your Buyer's Agent, our job is to represent you and get the best deal possible, which often means more than the lowest price. We'll also attend property inspections, make sure any agreed-upon repair work is carried out, and handle paperwork related to the sale. We can also help set up the financing for your investment, and work directly with a lender to provide you with a seamless service package.

Working with a dedicated agent on your next home purchase will save you time and add professional assurance to every step of the process. With the guarantee of a solid investment, the decision could also make you more wealthy when it's time to sell. To get in touch with us today, please contact us.
